Little Briar is offered for holiday purposes on a weekly, self-catering holiday basis, usually Saturday to Saturday, unless otherwise agreed.
No more than 4 people shall use it.
3 and 4 night short breaks may be available except for Christmas and New Year. 3-4 nights charged @ 70% of the weekly tariff. 5 nights @ 80%. Any last minute bookings for 2 nights will be charged @ 52%.
The house is non-smoking.
There are two parking spaces adjacent to the property.
The owners loch side garden area with mooring buoys, a jetty, slipway and fishing rights must be booked with the owners prior to using. This area and its facilities will be used at the customers own risk.

A 20% deposit of the total is required to secure your booking ( VAT is not applicable).
Deposits can be paid by VISA, MasterCard, Switch or a cheque to “Briar Cottages”.
On receipt of your deposit we will confirm and send details of the balance and due date.
The balance should reach us no later than 8 weeks before you start your holiday.
Bookings made less than 8 weeks from a holiday must be paid in full.

Directions and details of the key collection will be issued on receipt of the final payment.
The property will be ready from 3pm on the date of arrival. Guests are asked to vacate by 10am in order that properties can be thoroughly cleaned and inspected between lets.
When renting the property you are responsible for making it secure when left unoccupied during your stay.
If you wish to bring a pet, please inform us at the time of booking.
One pet welcome at a surcharge of £20 per week. Dogs must be under strict control at all times. Any fouling in the grounds must be cleared up. Owners must bring the dog’s bed or basket for sleeping. Dogs must not be left alone in the property at any time and are not allowed in the bedrooms, nor on furnishings. Dog hair must be well cleared up before departing in respect of future guests. Please restrict dogs to the laminate floored area of the lounge where possible. Thank you very much for your understanding.
Bedding and linen is supplied and beds will be made up for your arrival.
Electricity will be running for your arrival and can be topped up by £1 slot metre where necessary.
Use of the holiday property is at the holidaymaker's own risk. We cannot be held liable for any loss, damage, sickness or injury sustained during your stay.
Please take good care of our holiday home and leave it clean and tidy.
We would appreciate it if you could notify us of any accidents or breakages so that we may fix any problems before our next guests arrive.
If you need to cancel the holiday, please advise us immediately. Every effort will be made to re-let the cottage and return your payment. If unable to re-let the property, monies that have been paid will be forfeited.
If for any reason we are unable to provide the booked house we will refund all monies that you have paid in full and guests will have no further claim against the owners.
