Briar Cottages Terms and Conditions
Booking and other terms
- Little Briar entry is usually a Friday and Briar Steading is usually a Saturday. We offer 7 night holidays between April and October unless short breaks become available, indicated by a yellow background on the availablity chart. We offer 3 to 7 night breaks between January and April as well as October to January (Except during Christmas and New Year when the minimum number of nights is 5.
- Our COVID19 Guarantee - Our usual terms and conditions are set out below, however, we will continue to guarantee our guests a choice of alternative dates or a full refund if UK governments "frustrate" the booking contract - in other words - if forward bookings are legally prevented by the UK Government or by Scotland's First Minister for reasons of health, safety or travel pertaining to COVID 19, that are outwith your or our control.
- As members of the Association of Self Catering, we follow their national advice on code of conduct in relation to guest safety and other matters.
- A maximum of 4 people can use Briar Steading (+ a baby in a travel cot). Briar Steading is pet free respecting guest choice and those with allergies. Short Term Let Licence ST00072F = Occupancy 4 guests max.
- Little Briar Cottage sleeps a maximum of 3 people who are welcome to bring 1 pet. If only 2 guests stay they can arrange to bring 2 pets at £25 per stay. Short Term Let Licence ST00073F = occupancy 3 guests max.
- Christmas and New Year breaks are from 5-7 nights.
- Children are very welome at Briar Cottages however please note that the lead guest must not be younger than 18 years old. Any child under 16 must be accompanied when crossing the road to visit the loch garden, slipway and jetty for their safety.
- Short breaks are advertised on occasion, indicated on our colour availability and price chart in yellow and by arrangement. Short breaks will be from 3 nights priced at 60% of the weekly tariff, 4 nights at 70%, 5 nights at 80% and 6 nights at 90%. Bookings made less than 8 weeks from a holiday must be paid in full.
- Both cottages are non-smoking though guests may smoke in the 3 acre gardens. Please ensure that cigarettes are fully distinguished before descarding them with refuse externally.
- There are two parking spaces available for each cottage. Guests are also welcome to park at the lower level. A boat and trailer can be parked with prior agreement.
- Our loch side garden area offers two mooring buoys, a jetty, slipway, 9 flag putting and a petanque piste with boules - all of which are made available to guests by permission of the owners. This area and its facilities will be used at the customers own risk. Let us know in advance if you need any assistance with boats. Owners must insure their boats for at least third party liability to a minimum of £1,000,000 and ensure that they are in a seaworthy condition before entering Loch Earn. Buoyancy aids should be worn at all times and children must be supervised in the loch garden and on water. Boats over 8ft wide are not suited to Briar Cottages slipway. NB: The grounds around Loch Earn are all privately owned though estate owners to the east of Loch Earn permit fishing and camping in designated areas detailed on the Loch Lomond and Trossachs National Park website. NB: There are bylaws for Loch Earn relating to parking, overnight camping and drinking around Loch Earn

- Deposits and balances for full weeks can be paid by Debit card or Credit card to 07917 417497 or email your address and contact details to [email protected] requesting Briar Cottages BACS numbers for an on-line bank payment transfer in the UK. On receipt of your deposit we will confirm dates and send details of any balance and due date along with information to assist you prior to arrival. The balance should reach us no later than 8 weeks before you start your holiday. We will contact you to remind you.
- Prices are per cottage for a maximum of 4 people (plus a baby) in Briar Steading and 3 in Little Briar plus £25 per pet up to a maximum of 2. Guest and pet numbers should not be exceeded in line with your safety and our short term let licence agreement plus insurance cover. Please talk to us in advance if you would like to invite friends or relatives to visit the cottage or grounds while you are on holiday. Prices subject to change without notice.
- Weddings: Briar Cottages are for self catering holidays as described. If you wish to consider a humanist wedding on the grounds please request this and talk to us in advance of booking. Numbers in the wedding party must exactly match guest numbers in both cottages which would be 2 to 7 people in two cottages, maximum.
- The key will usually be picked up from Briar Cottage on arrival unless otherwise directed. Kim and Fraser will usually be on hand to welcome you and show you around your chosen cottage to answer any questions and to explain essentials for your comfort and safety.
- Little Briar will be ready from 3pm on the date of arrival and Briar Steading ready at 4pm. We ask guests to text or phone us on route if they plan to be significantly later. Guests are asked to vacate Little Briar by 10am and Briar Steading by 11am on their leaving date in order that properties can be cleaned thoroughly between lets.
- You will be responsible for making your chosen property secure when unoccupied during your stay. Both cottages have an intruder alarm system and security lights.
- Briar Steading is a pet free cottage. Animals must not be allowed inside the property at any time in respect of customers who may have allergies and who have booked the premises as a pet free environment for health and safety reasons.
- Little Briar cottage is pet friendly. Pets love the paddock at the rear of the cottage, the stream to splash in and they can swim in Loch Earn from the front garden if you are happy to allow it. There are water and food bowls on site. If you wish to bring a pet, please inform us at the time of booking. One pet is welcome at a surcharge £25. You are welcome to book 2 dogs if there are only two people staying in the cottage. You know your pet therefore please treat our home as you would your own. Local farmers do request that dogs are put on leads when walking near sheep. We would be grateful for your assistance in picking up any fouling around the grounds in respect of other guests. Please bring the dog’s bed or basket for sleeping when practical. Dogs should not be left alone in the property for their own safety and please do your best to keep them off the beds and furnishings. We would appreciate your effort in cleaning up dog hairs before you depart. Thank you very much for your understanding.
- Both cottages are all electric. You will only be charged extra if you significantly exceed the number of units allocated in your booking letter for Briar Steading and Little Briar - ( the number of units may decrease in line with expected fuel increases in the UK)
- Use of the holiday property is at the holidaymaker's own risk. We cannot be held liable for any loss, damage, sickness or injury sustained during your stay.
- Please take good care of our holiday homes and leave them reasonably clean and tidy. We would appreciate it if you could notify us of any items that need replacing as well as any accidents or breakages so that we have the opportunity to replace, fix or solve anything for you and before our next guests arrive. NB: Don't worry! We never charge for accidental breakages. Simply let us know.
- We want you to have an enjoyable and memorable experience at Briar Cottages. Please be aware of and respect resident neighbours and our community of villagers who may be elderley or getting up early for work the next day - especially if you are returning home or socialising outside late at night or in the early hours of the morning. Thank you.
- Continuous improvement is important to us. We like to respond and act quickly. Let us know of any improvement suggestions. We check the cottages weekly however guests are in a good position to notice items that might need replacing and we are happy to listen and be made aware.
- If you need to cancel the holiday, please advise us immediately. Every effort will be made to re-let the cottage and return your payment. If unable to re-let the property, monies that have been paid will be forfeited.
- If for any reason we are unable to provide the booked house we will refund all monies that you have paid in full and guests will have no further claim against the owners.

- Briar Cottages operates within the terms and conditions of mandatory short term licensing in Scotland. Briar Steading is approved with a licence number ST00072F enabling a maximum of 4 guests and Little Briar Cottage is under license number ST00073F for a maximum of 3 guests plus 2 pets.
- All health and safety approved paperwork is available for fully paid guests to view on arrival.
- NB: Please refer to Airbnb and Holidaylettings terms if you book Briar Steading via these agents as your contract will be with them. We are not provided with your full name, email, address or phone number until after you secure the booking with them and we only recieve our payment less their commision after you have arrived
